What We Offer

MarDon Construction takes great pride in the homes we build and the plans we have designed. We build spec homes in a number of very desirable areas in Southwest Florida, but there are times when a land owner may want to have one of our homes built on a lot they own.

That is why we are offering the option of building one of our plans on your lot. By choosing to work with MarDon Construction, you will get the architect, design firm, and builder all within the same company.

LOT REQUIREMENTS

OWNERSHIP: The lot must be located in the Southwest Florida area and owned free and clear, with no mortgages or liens (you have the title in hand and no other parties are on the land).

CONDITION: Since we need a clear area to build that complies with all local setback requirements, the lot must be free of any improvements (no standing structures, homes, etc.).

PROXIMITY: To maintain project efficiency and ensure our construction team and any necessary equipment and supplies can be delivered to the property, we require the lot to be within a 10-mile radius of one of our current build areas.

Of course we love cash transactions, but we also offer construction loans through our preferred lenders. Contact us for additional details.

Construction loans are short term loans that use the proceeds to pay for construction. Most “On Your Lot” builders require the homebuyer obtain a construction loan and use their money to build the home. As each phase of construction is complete, the buyer pays interest on that portion.

This varies by area, floor plan desired, and design package selected. Once we know more about where your lot is and which floor plan you’ve chosen, we can provide all costs to build a new home on your lot.
